Landlord Doesn't Allow Early Lease Termination. What Can I do?

I want to get out of my business asap because im running broke. I've looking for buyer for my business for about a month and a half but still no luck. I tried to negociate with the landlord about lowering the rent or early termination but failed. Now im thinking to either just post online to give away my business if only they take over my lease. Should i do it? Or should i just simply file a bankruptcy? Im scared that my brother will be kill me if they will take our home where my brother and I cosigned for it.
